Accountants for Birmingham HMO landlords: the direct answer
HMO landlords have more costs, more tenants and more rules than single-let landlords. RR Accountants, a Birmingham practice since 2010 with offices in Sparkhill (B11 4AB) and Bordesley Green (B9 5QE), prepares HMO landlords' tax returns, claims the full range of allowable costs (including bills you pay for tenants), plans around the Section 24 limit on mortgage interest, reports capital gains when you sell, advises on owning through a company, and sets you up for Making Tax Digital for Income Tax.

Tax points for HMO landlords
- Bills you pay for tenants, such as gas, electricity, water, council tax, broadband and cleaning, are usually allowable costs.
- Repairs are allowable; improvements are not, though they can reduce the capital gain when you sell.
- Replacing furniture and appliances in a furnished let can qualify for replacement of domestic items relief.
- For individual landlords, mortgage interest is not deducted from rent. It gets a tax credit at the basic rate instead (Section 24), which hits higher-rate landlords hardest.
- Owning through a limited company avoids Section 24 but has its own costs and taxes. Moving existing properties into a company can trigger capital gains tax and stamp duty, so we model it before you decide.
- When you sell a UK home that is not your main residence, you must report and pay any capital gains tax within 60 days of completion.
Making Tax Digital for HMO landlords
HMO rents add up quickly. Making Tax Digital for Income Tax uses your gross rent (before expenses) plus any self-employment income. It applies over £50,000 from April 2026, over £30,000 from April 2027 and over £20,000 from April 2028. If you own jointly, each owner counts their own share. We set up the software and send the quarterly updates for you.
Licensing and compliance
Birmingham City Council runs mandatory HMO licensing and, in parts of the city, additional licensing for smaller HMOs. Licence fees are an allowable cost. We are not a licensing adviser, but we make sure the costs of compliance (licence fees, safety certificates, fire safety works) are treated correctly in your accounts. Check the council's website for the rules on your street.

Can I claim the bills I pay for HMO tenants?
Usually, yes. If you pay utilities, council tax, broadband or cleaning for the property and include them in the rent, they are generally allowable costs against your rental income.
Should I put my HMOs into a limited company?
It can help higher-rate landlords with mortgages, because companies are not restricted by Section 24. But moving existing properties can trigger capital gains tax and stamp duty. We model both options on your real numbers before you decide.
How long do I have to pay capital gains tax when I sell?
For UK residential property that is not your main home, you must report the sale and pay any capital gains tax within 60 days of completion.
Do you work with HMO landlords outside Birmingham?
Yes. Most of our landlord clients are in Birmingham and the West Midlands, but we work with landlords across the UK remotely.
