Who has to use Making Tax Digital for Income Tax

You need to use it if you are a sole trader or landlord registered for Self Assessment and your qualifying income is over the threshold. Qualifying income is your self-employment income plus your property income, before expenses. HMRC looks at an earlier tax return to decide when you start:

  • Over £50,000 in the 2024 to 2025 tax year: start from 6 April 2026.
  • Over £30,000 in the 2025 to 2026 tax year: start from 6 April 2027.
  • Over £20,000 in the 2026 to 2027 tax year: start from 6 April 2028.

Quarterly update dates

Under Making Tax Digital you send HMRC a summary of your income and expenses every quarter. For the standard quarters the updates are due by 7 August, 7 November, 7 February and 7 May. After the tax year ends you send a final declaration by 31 January, which replaces the old tax return.

Late updates build up penalty points under HMRC's points-based system. We put every date in our deadline tracker and send the updates for you, so nothing is missed.

How we get Birmingham clients ready

  • Check whether you need to sign up and from which date, including any exemption.
  • Choose software that fits how you work, and set it up with you.
  • Move your existing records across and agree how you will send us receipts.
  • Sign you up with HMRC and authorise us as your agent.
  • Send each quarterly update and the final declaration.
  • Tell you your estimated tax position each quarter, not just in January.

Landlords and joint owners

Birmingham has a large number of landlords, and many own property jointly. For Making Tax Digital, each owner looks at their own share of the rent. If you also have self-employment income, the two are added together. We work this out for you and set up the records so each owner can report their share.
