A former coalfield town on the edge of the Black Country

Cannock is a town in Cannock Chase District, Staffordshire, north of the West Midlands conurbation. It was a small rural community until coal mining expanded in the 19th century. Mid Cannock colliery, the last pit in the town, closed in 1967. Littleton, the last in the wider Cannock Chase coalfield, closed in 1993.

Today the town sits beside the M6, the M6 Toll and the A5 and A34. Wikipedia notes that the M54 is also close. The local council is Cannock Chase District Council, with Staffordshire County Council above it. Hednesford, Heath Hayes and Norton Canes are close neighbours.

Designer Outlet West Midlands and what it means for local business

The McArthurGlen Designer Outlet West Midlands opened on Eastern Way, WS11 7JZ, in April 2021. It is close to Cannock station on the Chase Line and draws shoppers from across the region.

A big retail destination creates work beyond its own tenants. Cleaners, security staff, delivery drivers, caterers and repair trades may all supply it. Sole traders in that position should keep simple records.

  • Invoices and mileage recorded as you go, so allowable costs are claimed in full.
  • Self Assessment for self-employed profits, with Making Tax Digital quarterly updates when your income reaches the threshold.
  • A VAT check each month once turnover approaches £90,000.
  • Payroll for employees, with auto-enrolment and RTI submissions handled on time.

Church Street, the Forum and a town centre being rebuilt

Cannock town centre is in the middle of a council-led rebuild. The district council's own project page says that in 2021 it was awarded £20 million of government funding for redevelopment. Phase 1 covers demolition of the multi-storey car park and the first three units of Cannock Shopping Centre, plus a new Northern Gateway from Beecroft Road. In February 2025 the council bought the Forum shopping centre and several retail units on Church Street, Market Hall Street and Market Place. The page was last updated in June 2025, so check it for current progress.

Building works can disrupt trade. For shop owners, keep a dated record of lost sales and extra costs, because it supports your accounts and any conversation with your landlord. Rates and reliefs are matters for Cannock Chase District Council.

Cannock property: HMOs, rents and returns

Cannock Chase District Council's HMO page says licensing is compulsory under the Housing Act 2004 for HMOs with five or more people in more than one household who share amenities such as bathrooms, toilets and cooking facilities. It also publishes space and amenity standards, which it says can be used as guidance for smaller HMOs. A civil penalty of up to £30,000 can follow for breaching management standards.

We found no additional or selective licensing scheme on the council's own pages when we checked on 5 November 2026. Ask the council before you let a shared house.

On the tax side, landlords report rent less allowable costs on Self Assessment. From 6 April 2026, Making Tax Digital for Income Tax applies if your combined self-employment and property income for 2024/25 was over £50,000. The threshold falls to £30,000 from April 2027. If you have several lets, we keep a clean record for each.

Accountants in Cannock: FAQs

Do you have an office in Cannock?

No. We have offices in Bordesley Green and Sparkhill, Birmingham. Cannock is about 16 miles from Bordesley Green, so most work happens by phone, video and WhatsApp, with meetings by appointment.

Which council handles landlord licensing in Cannock?

Cannock Chase District Council. Its page says licences are compulsory for HMOs with five or more people in more than one household. Birmingham's schemes do not apply in Cannock.

I trade next to the designer outlet. What records should I keep?

Keep every sales invoice, supplier bill, fuel and mileage record, and bank statement. Monthly reconciliation shows your profit, supports your tax return and tells you when VAT registration is due.

Can I claim for losses during town-centre building works?

Lower sales simply reduce your taxable profit. Extra costs caused by the works may be allowable if they are wholly and exclusively for the business. Keep dated evidence and talk to us before you file.

My business is a sole trader with a part-time job. How do I file?

You report both on one Self Assessment return: employment pay, usually from a P60, and self-employed profit. The deadline is 31 January after the tax year. We prepare it from your records.
